Resident Qualifying Criteria

We are delighted that you are interested in living at 11 North At White Oak. In order to help you make your decision we have listed below the criteria for qualifying as one of our residents.

  • A separate rental application must be completed, dated and signed by each applicant, any co-applicants, and any occupant over the age of 18. Spouses may complete one application.
  • All applicants and occupants must be 18 years of age or legally considered an adult by law if not living with a legal guardian or parent. All adults are required to be made a party to the lease.
  • A non-refundable application fee and deposit may be required at the time an application is submitted.
  • Each applicant must provide two current forms of identification to lease an apartment.
  • If applican's family will be occupying the dwelling, the family size must be appropriate for the available apartment. Children younger than six months are not considered occupants in determining this factor of eligibility.
  • In order for an applicant to be accepted, he or she must have six months of satisfactory, verifiable rental and employment history as well as being currently employed. The total monthly income of all applicants must be two and half (2.5) times the current monthly rental amount.
  • Applicants, who are self-employed, retired or receive disability benefits must provide tax returns and three most recent bank statements and monthly income must be three times the monthly rental amount.
  • Co-signers are acceptable except where criminal background is grounds for denial. The applicant must qualify by having the lease guaranteed by a guarantor/co-signer. The guarantor/co-signer must have a monthly income of six (6) times the monthly rental amount as well as meet all of the other criteria qualifications.Additionally, they must be listed on the lease and sign the lease agreement.
  • The following reports will be obtained from our reporting agency: credit report, criminal report, check writing history and eviction records.
  • 11 North At White Oak will work with a broken lease or eviction if the debt has been paid off.
  • You must have a valid social security number or ITIN Number.

APPLICANT MAY BE DENIED FOR ANY OF THE FOLLOWING REASONS:

  • Criminal conviction, felony, misdemeanors and/or deferred adjudication for violence, harm against a person(s), or property, prostitution and the manufacture and possession or delivery of a controlled substances, theft of any kind or any firearms convictions will be cause for rejection of the application. Felony convictions are cause for immediate rejection of application, if you do not disclose any of this on the application your holding deposit is FORFEITED.
  • Unsatisfactory Rental Profile of any applicant:
    1. Non-payment of rent or frequent late
    2. Failing to fulfill lease agreement and/or lease violations
    3. Unpaid balance of rent or charges
    4. Eviction and/or skip
    5. Poor supervision of children,
    6. Unruly or destructive behavior by applicant or applicants guests, invitees or occupants
    7. Violence to persons or property by applicant, applicant's children, guests or invitees
